‘Extended stay’ style suites planned for property

Land has been cleared and permission given by city officials for a project to move forward with a new Extended Stay-style facility that is underway.

Construction is now underway on the new motel that is expected to be completed by Spring 2026 – so long as weather and supply chain delays don’t cause major delays.

Rounders One LLC bought the property on John Phillips Road in 2023 for $45,000 from Payne Payton, who had purchased it just the year before from a family’s estate. However a company called Aureate Properties is responsible for developing the new Extended Stay-style building being constructed in the coming months.

According to the Aureate Properties website, they’ve called it Rounders One Motel and is meant to be a ” model of transforming underutilized properties into sustainable housing solutions” that’ll feature a community kitchen and shared laundry facilities.

An attempt was made to get more information about Rounders One Motel from Aureate Properties, but they had not yet responded for a request for comment by the time this article was completed.

The property is around 45,000 square feet in total for space, and with that can feature around 12 units.

Director of Tourism and Economic Development Oscar Guzman noted that the project met all the design standards requested and fits within the commercial zoning for the property that butts up to the neighborhood developed around Springdale Lake.
