Public Notice: City of Rockmart Public Hearing for Planned Development

Notice is hereby given that Artisan Built Communities LLC has submitted an application for planned development for property located north of Nathan Dean Parkway and off Noland Road, lying and being in the 1 8th District and 3rd Section of Polk County,
Georgia. A legal description of the property that is the subject of this proposed planned development is attached hereto as Exhibit “A” and made a part hereof by reference. The applicant has submitted the preliminary plat for approval. This notice is published pursuant to the requirements of the Rockmart Zoning Ordinance. The clerk shall maintain on file a copy of a plat and legal description of the property, for review by interested members of the public. The Rockmart City Council will hold a public hearing at the next regular scheduled council meeting on Tuesday, January 16, 2023 at 7:00 p.m., in the council chambers of the Rockmart Municipal Building, 3 16 North Piedmont, Rockmart, Georgia 30153, to receive comments for or against the proposed planned development.

DESCRIPTION OF REAL PROPERTY

Tract 1

All that tract or parcel of land situated, lying and being in Land Lot 650, 718, and 719 of the 18th District and 3rd Section of Polk County, Georgia; and being that certain 41.288acre tract of land, more particularly described on a plat thereof, prepared by Paul R. Rogers, G.R.L.S. No. 2303, for Stonecreek Properties of Rockmart, Inc., dated September 24, 2003 recorded in Plat Book Y, Page 64, Polk County, Georgia Records, which plat by reference is incorporated herein and made a part hereof.

LESS AND EXCEPT THE FOLLOWING DESCRIBED PROPERTY:

All that tract or parcel of land lying and being in Land Lot 718, 18th District, 3 rd Section of Polk County, and being more particularly described as follows:

Beginning at a point at the intersection of north right-of-way of U.S. Highway 278 (R/W varies) and easterly right of way line Stonecreek Parkway (WW varies), thence north 43 degrees 55 minutes 51 seconds west a distance of 28.23 feet to a point; thence north 01 degrees 10 minutes 49 seconds east a distance of 371.94 feet to a point located on the easterly right of way line of Stonecreek Parkway which is the POINT OF BEGINNING; from the point of beginning, leaving said right of way south 89 Degrees 02 minutes 31 seconds east a distance of 567.98 feet to a point; thence north 01 degrees 36 minutes 08 seconds east a distance of 151.32 feet to a point; thence north 70 degrees 28 minutes 38 seconds west a distance of 137.82 feet to a point; thence north 72 degrees 36 minutes 05 seconds west a distance of 97.06 feet to a point; thence north 79 degrees 03 minutes 41 seconds west a distance of 121.87 feet to a point; thence north 80 degrees 07 minutes 55 seconds west a distance of 82.71 feet to a point; thence north 75 degrees 56 minutes 50 seconds west a distance of 106.49 feet to a point; thence north 83 degrees 05 minutes 39 seconds west a distance of 49.64 feet to a point; thence south 01 degrees 10 minutes 49 seconds west a distance of 278.03 feet to a point; thence south 88 degrees 49 minutes 1 1 seconds east a distance of 10.00 feet to a point; thence south 01 degrees 10 minutes 49 seconds west a distance of 7.79 feet to THE POINT OF BEGINNING.

Said tract consists of 3.037 acres and is more particularly shown on a plat and survey for CMG Properties, Inc., prepared by Paul R. Rogers, Georgia Registered Land Surveyor No. 2303, dated September 29, 2005, Polk County, Georgia Plat Records, reference to which plat is hereby made for a more detailed description hereof.

Tract 2

All that tract or parcel of land lying and bing in Land Lots 715, 716, and 717 of the 1 8 th District and 3 rd Section of Polk County, Georgia and being 58.202 acres according to a plat entitled “Survey for LCC Properties, LLC” prepared by Elbert H. Angel, Georgia

3 Registered Land Surveyor No. 1742, date June 19, 2008and recorded in Plat Book BB, Page 35 in the office of the Clerk of Superior Court of Polk County, Georgia, which plat is incorporated herein by reference for a more particular description of said property.


PUBLIC NOTICE: Voting for Democratic Special Primary Runoff

In accordance with O.C.G.A. § 21-2-270, the run-off primary to be held in Polk County on July 15, 2025, for the nomination of candidates of the Democratic Party, only one polling place shall be open and such polling place will be located at The Goodyear Civic Center, located at 108 Prior Street Cedartown, GA 30125.

Any voter who desires to vote in such run-off primary must vote at said polling place and no other polling places will be open for the run-off primary.

Please remember that Early Voting for the Democratic Special Primary Runoff will be held at the Goodyear Civic Center. Early Voting will be available July 7 – 11; 9:00 AM – 5:00 PM daily.

If you voted in the Republican Special Primary, you will not be eligible for this Democratic Primary Runoff.

You must vote in the same party runoff as the one you voted in at the original primary, and there is no Republican Party Runoff or have not voted in either adjoined election.
