YADG: County Commission gives thumbs up for zoning request for another store

Yet Another Dollar General is one of the outcomes of a vote from the Polk County Commission on Tuesday night as they approved a zoning request from the company purchasing a large tract of property with plans to use only a small amount of it.

Just over 3 acres of property at the intersection of Highway 101 and Dean Road is going to become C-1 zoned and will house a new Dollar General Mini Market that the company plans to build to serve Aragon and Silver Creek customers.

When completed, it’ll increase the number of locations in Polk County alone to nine.

Jason Fritz, who represents developer Sullivan Wickley on behalf of Dollar General, explained the plans for this upcoming store. He told Commissioners during the Tuesday night work session in a Public Hearing over the zoning change request that this will be a Dollar General Mini Market. The store will have expanded fresh produce, meats and cooler-based perishable products than a regularly-sized Dollar General.

“It’s more of a grocery store than your typical Dollar General store,” he said. “This helps to kind of bridge a gap of a food desert in this area.”

Commissioners did have concern about providing a deceleration lane for turning into the entrance that is planned for Dean Road. Those issues would be raised additionally by the Georgia Department of Transportation with required traffic studies before a building permit is issued.

Fritz did note to Commissioners during the comments he made in the public hearing that the roadway is wide enough to get weekly delivery trucks in and out of the store’s parking lot via the entrance planned for Dean Road.

When asked why the developers are purchasing 24 acres but only want the 3.25 plot to be given C-1 status and later subdivided out, Fritz explained that the owners wanted to sell the property as a whole lot. The rest of the land is going to be left undivided and will likely be sold later.

Dollar General has been expanding and replacing locations in Polk County over the past 10 years as part of a business model to have multiple stores to serve smaller areas around the nation.

The company has a Dollar General Market and combined PopShelf store on North Main Street in Cedartown near the intersection with the bypass, a store on South College Street, and a location on Highway 27 South at Watts Road. A new location on Highway 278 at Lindsey Chapel Road was finished earlier this year, another at Highway 278 and McCowan Road was finished several years ago, and replacement stores in Aragon and Rockmart were constructed within the past 5 years.

Plans to build a Highway 278 West location at the corner of Cornelius Road would mark the eighth location in Polk, and one on West Avenue to replace the South College Street location have not yet gotten underway.
